This page explains how Triolo Realty Group collects, uses and shares information on triolorealty.com, and the choices you have about it.

Triolo Realty Group is a real estate team at Keller Williams Realty in San Diego. In this policy, "we," "us" and "our" mean Triolo Realty Group. This policy covers triolorealty.com. Our home search site and mobile app, our social media pages and Keller Williams websites have their own privacy policies.

What information do we collect?

Information you give us. When you fill out a form on our Contact, Buy, Sell or Finance pages, we collect what you enter. Depending on the form, that can include your name, email address, phone number, a property address, your timeline, the price range and type of home you want, how you prefer to be contacted, and any message you write. If you sign up for our email newsletter, we collect your email address.

Information collected automatically. When you visit the site, we and our service providers use cookies, pixels and similar tools to collect information such as your IP address, browser and device type, the pages you view, how you reached the site, and your approximate location based on your IP address. These tools are:

• Google Analytics, which shows us how people use the site
• Google Tag Manager, which loads these tools on the site
• Meta Pixel (Facebook and Instagram), which measures our ads and lets us show ads to people who have visited the site
• YouTube, when you play one of our videos

How do we use your information?

• to answer your questions and requests, such as a home valuation, a home search or a call back
• to help you buy, sell or finance a home when you work with us
• to send you listings, market updates and our newsletter, which you can opt out of at any time
• to contact you by phone, text message or email about your real estate interests, as described next to our forms
• to measure and improve our website and our advertising
• to protect the site, prevent spam and fraud, and meet our legal and brokerage obligations

Text messages

If you agree on one of our forms to be contacted by phone or text, we may call or text you about your real estate interests. Message frequency varies, and message and data rates may apply. Text STOP to stop text messages, or call 619-207-4005 for help. We do not share your mobile number or your text message consent with third parties for their own marketing.

Who do we share information with?

We do not sell personal information. We share it only in these situations:

• Our brokerage. Keller Williams Realty supervises our work and may access client and transaction records.
• Service providers that work for us. These include our website host and our web and marketing agency, Mailchimp for our newsletter, Google and Meta for analytics and advertising, and HomeStack for our home search site and app. They handle information for us under their own terms and privacy policies.
• People involved in your transaction. Lenders, escrow and title companies, inspectors and the other party's agent, when you ask us to or when your purchase or sale requires it.
• Legal reasons. When the law requires it, to respond to legal process, or to protect the rights and safety of our clients, our team or others.
• Business changes. If our team joins another brokerage or business, your information may move with it, and this policy will continue to apply to it.

Cookies and ad choices

You can block or delete cookies in your browser settings. Some parts of the site may not work as expected without them. You can also:

• stop Google Analytics from collecting your visits with the Google Analytics opt-out browser add-on
• manage the ads Google shows you in My Ad Center
• manage Facebook and Instagram ads under Ad preferences in your Meta account settings

Do Not Track and Global Privacy Control

Our website does not currently respond automatically to Do Not Track or Global Privacy Control signals from your browser. You can still opt out of the sharing described below by using the choices on this page or by contacting us.

What are your California privacy rights?

If you live in California, state privacy law may give you the right to:

• Know what personal information we have collected about you, where it came from, why we use it and who we share it with
• Delete personal information we collected from you, subject to exceptions in the law
• Correct personal information that is inaccurate
• Opt out of the sale or sharing of your personal information
• Not be treated differently for using any of these rights

Sale and sharing. We do not sell personal information. California law calls it "sharing" when information about your activity across websites is used to show you targeted ads. Our use of the Meta Pixel may count as sharing. To opt out, email info@triolorealty.com with the subject line "Do Not Share" or call 619-207-4005, and use the cookie and ad choices above.

How to make a request. Email info@triolorealty.com or call 619-207-4005. We will confirm your identity by matching details you give us with information we already have. You may ask an authorized agent to make a request for you, and we may ask for proof that you gave them permission. We will respond within the time California law allows, generally 45 days.

Children's privacy

This website is meant for adults who are buying, selling or financing a home. It is not directed to children under 16, and we do not knowingly collect, sell or share personal information from children under 16. If you believe a child has sent us information, contact us and we will delete it.

How do we protect and keep your information?

We use reasonable safeguards, including an encrypted (HTTPS) connection to this site. No website or email system is completely secure, so please do not send sensitive information, such as Social Security or bank account numbers, through our forms or by email.

We keep personal information for as long as we need it to respond to you, serve you as a client, and meet legal, tax and brokerage record-keeping requirements. When we no longer need it, we delete it or remove the details that identify you.

Changes to this policy

We may update this policy from time to time. The date at the top of this page shows the current version. When we make a material change, we will post the updated policy here.
